Cincinnati Three-Way

The Cincinnati 3-Way (C3W) is an award-winning middle housing prototype developed for the Cincinnati BuildReady Design Competition, an open-call competition seeking creative, attainable, and scalable approaches to the city’s affordable housing shortage. Selected from 92 submissions by 63 teams across 29 cities, the C3W received the Best 3-Family Award from both the Community Stakeholder and Professional Panels. While developed specifically for Cincinnati, the C3W offers a replicable approach to middle housing that strengthens neighborhood character and expands housing opportunities.

Designed as a three-unit building within a 2.5-story volume, the C3W draws from Cincinnati’s diverse neighborhood context while offering a flexible model for contemporary living. Three distinct unit types provide a range of sizes, configurations, and price points designed to support different households, income levels, and stages of life.  An accessible two-bedroom ground-floor unit supports aging in place, a compact one-bedroom provides an attainable starter home, and a larger two-story unit is designed to evolve as a household’s needs change.

The exterior of the C3W is an homage to the diverse neighborhood context with well-proportioned openings and a simple overall form united under an embracing side-gable roof. The design draws from the variety of porch types within Cincinnati with a multi-story covered exterior space that provides sheltered access to all front doors and unites all three units in a shared entry area that encourages social connection. The building is traditional wood-framed construction and incorporates standard details and durable, practical materials to maintain affordability and constructability.
